MINUTES OF THE <br />ORONO PLANNING COMMISSION MEETING <br />Monday, September 21, 2015 <br />6:30 o'clock p.m. <br />setbacks are required, and 49 feet from the south side lot line where a 30-foot setback is required. The <br />home is proposed to meet the no1th side yard setback at 55 feet. A pool in a conforming location is also <br />proposed. <br />Staff finds practical difficulties exist to supp01t redevelopment of this property, such as the substandard <br />lot area and width are not the result of actions by the landowner. The applicant is proposing to construct a <br />new single-family home, which is reasonable and consistent with th¢Comprehensive Plan. The <br />l ,,, <'. <br />hardcover and structural coverage proposed meet the requirements of the Zoning Code. <br />. . . <br />Granting front, rear, and side setback variances, in addit19n· to the lot area and lot width variances, to <br />redevelop this property will not merely serve as a cqnvenience to the applicant but are necessmy.
