The applicant is proposing to construct <br />a new single family home on the property and is requesting lot area, lot width, front and rear yard <br />and side yard setback variances in order to do so. The property is 14,000 square feet or 0.24 acre <br />in area and is 160 feet in width where 2.0 acres in area and 200 feet in width are required. The <br />home is proposed to meet the north side yard setback at 55 feet; a pool in a conforming location <br />is also proposed. The proposed home is proposed to be situated 20 feet from the rear lot line, 22 <br />feet from the front lot line where SO foot setbacks are required; and 49 feet from the south side <br />lot line where a 30-foot setback is required.
