Per Section 10.03, Subdivision n W, Council <br />approval is required when that separation results in a bu., dable site <br />that does not satisfy current zoning standards. <br />The new dividing lot line has been staked for your inspection. I <br />have once again discussed the issue of the flood plain involvment at <br />the proposed building locat ior, with John Pi 1 1 sbury. He wants nE to <br />reassure the Planninq Commission that the proposed division will not <br />affect :iis choice of building location. Mr. & Mrs. Pillsbury met with <br />me earlier this year ane we discussed the buildability -)f the i acre <br />site and the possibility of 0ividinq off a portion of the property to <br />be combined with his brother-in-law's substandard lot. I ad•.ised the <br />Pillsbury's to select the site for the proposed 'ding and t( have <br />the r- .-essary septic tests made to assure a p ry and alto-rnate <br />site. i reviewed the flood plain maps with them _l advised th,=t the <br />survey should also dQsignate the flood plain area. We met or-e again <br />to r^-r ew the survey. The bui ldinq location was noted an(: I have <br />sketcnec, in the approximate location of the proposed residence on a <br />survey (see Fxhibi• E). The pret�rred house location is indeed in- <br />volved with the outer or fringe portions of the flood plain - the <br />future owners were made aware of that earlier this year. They have <br />been ad,:,ised that the DNR must review all alterati,.ns of a designated <br />flood plain and that the ('ity wi 11 reouire that the Elevation of the <br />first "Living Level" t:c- I foot above the, flood plain elevation of <br />931.5. <br />
