• Site grading- At Preliminary Plat, 1' contours will be provided for the site grading <br />plan. Site grading will be completed for all development areas. <br />• Storm water management- This is a Tier 1 site; storm water management will be <br />completed on -site. <br />• Small utilities- A joint trench for electric, gas, telephone, and cable is planned along <br />the new road ROW with the current joint trench utilities along the existing roadway <br />abandoned in place, subject to utility company designs. <br />• Wetland delineation- The required wetland delineation is in process; the Kjolhaug <br />Environmental Services report will be presented at Preliminary Plat along with the <br />survey location detail. <br />• Conservation design- The required Conservation Design analysis by Kjolhaug is in <br />process and will be provided with the Preliminary Plat submission data. <br />• Significant Tree Inventory- This required inventory is in process and will be <br />presented in tabular form with individual tree locations noted on the Preliminary Plat. <br />• Private dockslboat slips- The individual property owners will be responsible for <br />obtaining their permits from the LMCD and for complying with all regulatory <br />requirements for individual docks for their lakeshore property. <br />• Lakeshore Lot Setback- Representative building pads are as shown on the plan to <br />protect Line of Sight for adjacent lots along the lakeshore. <br />• Lot details- <br />o Lot 1- 3.18 +/- acres; buildable 1.71 +/- acres; the existing residence will be <br />retained. <br />o Lot 2- 2.20 +!- acres, buildable 1.02 +/-.; the existing tennis court/pool may <br />be removed along with the path and replaced with grass, if mandated by the <br />new owner. <br />o Lot 3- 2.15 +/- acres, buildable 0.9 +/-.; the caretakers house will be removed <br />along with associated out buildings and replaced with grass. <br />o Lot 4- 2.19 +/- acres, buildable 1.08 +/- acres; the driveway access to the <br />existing residence will be removed and replaced with grass. <br />o Lot 5- 2.41 +/- acres, buildable 1.12 +/- acres, adjusted for the proi posed <br />sanitary sewer easement 1.12 +/- acres; an easement for the existing <br />sanitary sewer line will be provided. <br />Miscellaneous- <br />o Training -The caretakers' house on Lot 3 will be removed. Prior to the <br />demolition, an opportunity for training in the structure by the Orono Police <br />Department and the Long Lake Fire Department exists. The details can be <br />determined after Final Plat approval and prior to the commencement of <br />construction. <br />o Water Reservoir- There is a large underground water storage tank (UST)\ <br />serving Lot 1 intended to supplement the fire tanker capacities, for private <br />insurance purposes_ This UST and associated hydrant, piping and ventilation <br />will be removed since it encroaches on other lots.
