TO: Dick Benson <br />FROM: f lank 1.1uh ich <br />DATE: April 1, 1975 <br />R1;: Douglas Lohman, 1035 Bohns Point Rd. - Variance <br />hir. Lohman is requesting a variance from our lakeshore and hardcover <br />setbac' requirement of 75 ft. <br />liis home is located on Tract E of RLS No. 565 which has lakeshore <br />along Crystal Bay. Tracts G $ 11 provide access to his property. <br />Mr. Lohman is requesting approval for 9' x 28' addition to his <br />existing garage with added living area above. Approximately 4' of <br />the proposed 9' addition would actually extend into the 7S' lakeshore <br />setback requirement. <br />The existing conditions constitute a hardship in that the entire <br />structure is located within the 'S foot required lakeshore setback <br />making it impossible to add to the stricture without extending partially <br />into the required setback- of 751. <br />The proposed addition wail d not actually increase the hardcover area <br />as it would replace the existing blacktop driveway. The addition, <br />however, would he somewhat more permanent. Whotk in file) <br />4-14-75 The Planning Commission recommends anproval of a variance for the <br />lakeshore setback and hardcover requirement because of the necessity <br />of additionAl living and storage space and the structua addition <br />would only replace the existing blackton driveway hard cover area. <br />
