Allowed 75-250' hardcover (per Resolution N1726): 4725 s.f.*
2. Existing 75-250' hardcover as of June 1990: 5776 s.f.*
3. Applicant is requesting to enclose an existing alcove area on the
north side of the house, which currently is hardcover (concrete
slab) but which was not originally approved as hardcover.
4. The proposed construction meets all required setbacks, and will
have no visual impact in the neighborhood.
*Additional 900 s.f. sand -bedded deck was allowed as non -hardcover per
Resolution 01726, and does not appear in these calculations.
Discussion
The proposed addition is minor in scope relative to the existing
house, and wi I 1 probably not be visibly noticeable by anyone except
the adjacent neighbor. However, absent the visual impact, the
proposal doer, increase the amount of structural hardcover on the
property and review of the request has found existing hardcover is
significantly in excess of that at.-pr-ved in Resolution 01726.
