Zoning File #1004 <br />January 16, 1986 <br />Page 2 of 2 <br />The current guest house st! ucture was originally a garage <br />with a second story that functioned as a cabana/pool house. The <br />conditional use permit was required because owner wanted to <br />install a kitchen. The structure already contained a bathroom <br />and changing rooms. The kitchen was never added to the <br />structure. <br />The property contains 318 feet of width and is proposed at <br />235 feet at the building line and 140 feet along tine shoreline. <br />Planning Commission must decide what is an acceptable lot width <br />for Parcel B considering the maximum possiâ–º.le lot width of the <br />potential guest house lot at 130 feet at the building site. <br />Staff has discussed this matter t.,ith the applicant advising <br />of the affect of the guest unit on :.he proposed division. He <br />understands the problem but wishes to proceed with the applica- <br />tion as originally proposed with 2 residential units on Parcel B <br />and awaits Plannin4 Commission's directive. <br />The City will ask for a Flowage & Conservation easement over <br />the pond and drainageway area. Applicant must provide a metes <br />and bounds description of the wetland and drainageway for the <br />required easement. <br />Note, there is 26.7% hardcover within the 7'_-250' setback <br />zone. If lot line is to be rearranqed prov.Lding more area in <br />Parcel B, the excess will no longer exist. If lot line remains <br />as is, applicant states he will remove excess of 1.7 s.f. hard- <br />cover within pool area. <br />Planning Commission must decide how much additional lineal <br />footage will be required to satisfy lot width standards: <br />a) al-+ng building line: <br />1. Additional 45 feet: <br />Required = 140 feet <br />Principal Structure Lot = 150 fern <br />Guest House I.ot = 130 feet <br />2. Additional 40 feet: <br />Required = 140 feet <br />Principal Structure Lot = 140 feet <br />Guest House Lot = 130 feet <br />b) Alc -i Shoreline: <br />1. If 140' maintained future division will not result <br />in additional riparian lot. <br />2. 280' required for 2 future riparian lots. <br />Planning Co fission Action <br />Table application until formal suh,iivision reflects changes <br />requested above. <br />
