We understand from <br />discussions with you that the proposed hard cover area in the 75-250 feet zone from Lake <br />Minnetonka is greater than the 25% allowed by City code and a variance is required for <br />construction of the home. <br />According to the Survey prepared by Coffin & Gronberg and the Preliminary Site Plan prepared <br />by Keenan & Sveiven, the lot area within the 75-250 feet zone is 31,900 s.f. and the proposed <br />hard cover in the same zone is 9,524 s.f. or 29.8%. By code the allowable hard cover in the zone <br />is 7,975 s.f., or 25%. Therefore, the hard cover exceeds the code by 1,549 s.f. In order to support <br />the request for the variance, you requested MFRA to prepare drainage calculations and <br />depression schematics to control the excess runoff created by the additional hard cover. <br />An Equal Opportunity Employer <br />J tr
