Th.e property meets lot area and width requirements. Constructing a residence that meets ull <br />t;tming requirements should not be pr(lblematic. <br />2. The main deck on the lake side of the residence is a non-encroachment on the average <br />1nkeshore setback as it is at ground level without a railing. The deck and spa on the s<>uth <br />side of the residence may be considered an encroachment ifit is 6' above grade or 30 11 above <br />grade with a raiiing. This second deck is not shown in the elevation druwings. The applicant <br />has indicated that this dec,k will be constructed to either be a non-encroachment or pulled <br />back behind the average lakeshore line. <br />3. The amount of hardcover could be reduced hy having the driveway coming straight in from <br />the street. A sign.ificant amount of grading would be needed to do th.is, however. An <br />existing driveway is existing in the approximate location of the proposed driveway. This <br />proposed option uses existing grades. <br />4. The applicant has stated there will not be sufficient off street parking if the loop driveway <br />is not allowed. Staff feels this should not be a problem as there is a total or five garage stalls <br />on the property in addition to the parking areas in front of them. <br />5. Allowing a hardcover variance for new construction on a lot meeting all zoning requirements <br />may set a negative precedent. <br />6. The brick columns near the street are non-encroachments and are allowed by code. <br />7. The applicant is proposing to construct u stormwater detention pond in the natural swale on <br />the south side of the property.
