Rhode has submitted a revised proposal and site plan includi-ng the adjoining properties with house locations. tie is still requesting the use of the existing structure. I'm enclosing copies of this revised proposal and plan. I checked the site again and feel the proposed location of the house may be a little too far forward than necessary. I also believe that moving the house location back to the 30' setback line would result in an encroachment on the Lauer's to the west. It might be best to compromise and locste the front of the house midway between the proposed location and the average setback line as shown on my Sketch "Exhibit A". We might also consider sticking to the conditions set forth by the Council on October 22, 1974, (copy of minutes enclosed) when a variance or. this lot was first approved. At that time, removal of the old garage was one of the conditions of approval. We could require this again. Because of the revised proposal, I have moved this item back as a work session item. Similar variance approved in 1974 was conditioned on removal of carriage house - also indicated objection to multiple dock on property.
