TO: Dick Benson, City Administrator <br />FKH: Hank %hich, Zoning Administrator <br />DATE: December 1, 1976 <br />SUBJECT: Jack Rhode (Fred Rogers) - 1410 Bohns Point Road <br />Variances - Lot Area, Width - Average building setback from lake - <br />Rear Yard Setback for Existing Carriage House & Second Dock - <br />Conditional Use - Guest House and Second Dock <br />This is in regards to the lot eff Bohns Point Road which is being purchased from <br />Fred Rogers. Mr. Rhode is requesting approval to build on this substandard lot <br />and maintain lakeshore rights an Crystal Bay. <br />This is an LR-lB zoning district with the following lot and setback r--quirements: <br />1. Area - 1 acre (43,560 sq. ft.) <br />2. Width - 140' <br />3. Side Yard Setback - 10, <br />4. Rear Setback - 30' <br />5. Lakeshore Setback - 7S' or average between neighboring dwelling <br />The following conditions now exist in regards to this subject lot: <br />1. Area - Approximately 29,000 sq. ft. <br />2. Width - 107' <br />3. New structure can be designed to meet 10' side ,Yard setback <br />4. Existing carriage house is 24' from rear lot line <br />S. Lakeshore setback for proposed new dwelling exceeds 751, but would <br />be between 65' & 80' forward from existing dwellings on adjoining <br />lots. <br />The following variances would be necessary for approval: <br />1. Area - 14,560 sq. ft. <br />2. Width - 33' <br />3. No variance on side yard setback <br />4. Setback from rear lot line - 6' <br />5. Average setback from lake - 6S' to 801 <br />The parcel is a previously, platted lot with no additional adjoinin3 land available. <br />The applicant would like to remodel the existing gray colored, cedar sh,agle <br />carriage house as a guest house. This would require a rear yard variance of 6' <br />as it is located only 24' from the rear lot line. <br />A variance of 6S-80' from the average lakeshore setback from adjoining dwellings <br />would be necessary for the proposed location of the new house. This location <br />could be moved back sane, but not too much as the depth of the lot and the location <br />of the existing carriage house prevents this. <br />
