This is the last lot of the <br />subdivision and the area is severed. <br />Mr. Novotny, adjoining property caner, was present. Ilie <br />Planning Co-inission explained to him that this area was <br />originally zoned 1/2 acre. This area was rezoned to one <br />acre in January of 1975 with the inderstanding that it <br />would probably be necessary to grant some variances. <br />Hassel moved, McDonald seconded, <br />subject to a park dedication fee <br />tional land available. <br />Motion - Ayes (6), Nays (0). <br />to ;+i„tmvc this variar�e <br />atxi U+ere is no addi- <br />Mr. Keith Sjodin, Attorney for Waconia iicxres, arrived and <br />the Planning Commission discu::sed this proposal with him. <br />Mr. Sjodin indicated Waconia Nor:+es interest in purchasing <br />Lots 6 and 7 to conbine with hots 1-5 as two building <br />sites. As with Mr. Doerfler, the Planning Co?:znis-:ion <br />indicated to Mr. Sjodin that regardless of .hat ;ot <br />rearrangement was negotiated, only two building sites <br />would be possible for the entire block (Lots 1-10). <br />CPlanning Co;:mission inforried Mr. Si thin that this <br />matter had been tabled to allow time for checking into <br />the status of the property. <br />Cha i i man Hannah announced that he would not be parti- <br />r i}rat ing in this discussion and Member MLN)riald <br />chaired this item. <br />The Zoning A(kninistrator stated that Mr. Rhode is <br />requesting a variance on a s&standard lot. A <br />similar variance was approved several years ago on <br />the s::,e lot. Approval at that time was conditioned <br />on the removal of the carriage house. Current pro- <br />posal requests the use of the existing structure. <br />fie Planning Ccnanission reviewed the revised site <br />Flan with Mr. Rhode and the two adjoining neighbors, <br />Mr. rocker and Mr. T, Mrs. Lauer. However, <br />moving the house location back to the 30' --ethack <br />line would result in an encroachment on the Lauer's <br />to the west.
