Based on our review, we offer the following comments for your <br />consideration: <br />1. It is our understanding that the proposed grading is intended to establish a new base elevation for <br />future home construction on each of the proposed lots. <br />2. The proposed grading plan shows mass grading across the property lines, which implies that the <br />grading on both lots will be accomplished as part of one project. <br />3. It is our understanding that the timing of the grading is undetermined and that it is likely that these <br />lots will be developed individually by separate property owners. <br />4.
