Preliminary Plat Application 14-3646 <br />Bohns Point Subdivision <br />Page2 <br />1.3 Proposed well locations should be shown on the plans. Wells must be setback 3 feet minimum <br />from structures and 50 feet minimum from sanitary sewer. <br />1.4 Existing trees over 6" diameter within the proposed disturbance area or 75' of the OHWL should <br />be shown on the plans. All trees to be preserved should be clearly marked on the plans and <br />surrounded by protection fencing. <br />1.5 The applicant will be required to obtain Minnehaha Creek Watershed District (MCWD) approval <br />and permitting for erosion control. A copy of any approvals or permits required should be <br />submitted prior to Final Plat approval. Since the subdivision appears to be proposing less than <br />20% impervious surface, no stormwater management permitting from MCWD should be required. <br />2.0 PRELIMINARY PLAT: <br />2.1 A standard 5' drainage and utility easement should be included along both sides of the proposed <br />dividing line. <br />3.0 PROPOSED GRADING PLAN: <br />3 .1 Existing trees over 6" diameter must be shown on the plans to confirm no impacts are proposed <br />within the preservation easements along the south property line. <br />3.2 Additional silt fence should be added along south property line to prevent sediment from leaving <br />the site. <br />3 .3 The grading along the south property line should be revised to ensure runoff does not drain onto <br />the adjacent property. Proposed spot elevations and a cross-section should be added to better <br />define the swale leading to the lake. <br />3 .4 A Storm water Pollution Prevention Plan (SWPPP) will need to be submitted as part of the Final <br />Plans.
