City of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. 2196 <br />A RESOLUTION APPROVING <br />THE PLAT OF <br />LAURANNE WOODS <br />APPLICATION NO. 1116 <br />WHEREAS, the City of Orono is a municipal corporation organized <br />and existing under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted <br />subdivision regulations for the orderly, economic and safe development of <br />land within the City; and <br />WHEREAS, the City Council has considered the application for a <br />subdivision replat by Paul Boyke, the subdivider; and <br />WHEREAS, on April 27, 1987, the City Council approved Resolution <br />No. 2166 granting preliminary approval for a replat of Lots I and 2, <br />"Brooks Green" at 793 and 795 North Ferndale Road; and <br />WHEREAS, the proposed plat contains two lots each exceeding the <br />2.0 acre minimum lot ar-a requirement. Both lots require a variance <br />because they do not front on a public roadway. Lot 1 requires a variance <br />to the 200' lot width as measured at the rear of the 50' front vard <br />abutting the proposed cul-de-sac; and <br />WHEREAS, the subdivision has been found to meet all other <br />standards of the RR-lB zoning district finding that each lot is of a size <br />and configuration that will allow its use as a single family residence to <br />be fully developed without the need of any variances; and <br />WHEREAS, Lot 1 has been demonstrated to contain suitable sites <br />for primary and alternate drainfields to serve the proposed single family <br />residence, and Lot 2 which contains an existing residence has been <br />demonstrated to contain a suitable alternate drainfield site to replace the <br />existing functional septic system if required at some future time; and <br />WHEREAS, Outlot A shown on the plat is dedicated for future use <br />as private roadway and cul-de-sac; and <br />WHEREAS, a proposed driveway within Lot 2 to serve Lot 1 will <br />require that an access easement in favor of Lot 1 be granted over Lot 2 for <br />such driveway use; and <br />WHEREAS, Lot 1 contains a Designated Wetland over which a <br />Conservation and Flowage Easement was granted to the City as a condition of <br />the approval of the underlying plat of Brooks Green, and such easement <br />remains in effect; and <br />Page 1 of 3 <br />
