NO. � � 4: � <br /> Alan Richie and Marilyn Richie, legally described above per preliminary plat drawings by Mark S. <br /> Gronberg, a licensed surveyor of Coffin& Gronberg, Inc. dated July 15, 1999, revised September <br /> 8, 1999 subject to the following conditions: <br /> 1. Subdividers submit a Grading and Erosion control plan for the entire site to be <br /> reviewed and approved by the City Engineer. <br /> 2. Subdivider shall obtain a permit from Hennepin County Department of <br /> Transportation for new curb-cut and access to Lots 1, 2 and 3. <br /> 3. Plans shall be completed for the extension of sanitary sewer service to the property <br /> by a registered engineer to the specifications set by the City Engineer and Director <br /> of Public Services. Development plans shall be approved by the City prior to final <br /> plat approval. <br /> • 4. Lots 1,2 and 3`shall each have direct private access to Tonkawa Road(County Road <br /> 135). <br /> 6. No building permits will be issued until the structures and hardcover is removed from <br /> � � Lots 2 and 3 and erosion control measures are in place and approved by the City <br /> Engineer. • <br /> 7. Sanitary sewer to serve Lot 3 exists west of the existing home along the south <br /> property line. Lots 1 and 2 should be provided sanitary service from Tonkawa Road. <br /> The existing sewer line on Tonkawa Road east of Lot 1 shall be extended southerly <br /> � to serve Lot 2. Detailed plans shall be provided to the City for review and approval <br /> by the City Engineer and Director of Public Services prior to final plat. Tonkawa <br /> Road is a County Road,final plans shall be provided to Hennepin County for review. <br /> ' 8. The developer shall grant Drainage and Utility easements 5 feet wide along all <br /> interior lot lines and 10 feet wide along the right-of-way. � <br /> 9. Subdivider is hereby advised that the City will not grant fmal plat approval until the <br /> - MCWD has approved all grading and drainage improvements for the property. <br /> 10. Payment of Park Dedication Fee for two(2)new residential lots per City Ordinance. <br /> � .. <br /> Page 3 of 5 <br />
