LEGAL DOCUMENTS required: <br />a) 'title opinion addressed to the City. All owners, mortgage holders <br />or others with property inteai�est indicated therein shall sign the <br />plat and all other documents affected by such interest. In this <br />ease, the title opinion must address the Solomonson encroachment. <br />b) The applicant must provide certified copies of all recorded <br />easements currently affecting the property. The City has copies <br />of five such easements from 1969 and 1974 but not copies of any <br />original easement where the owner of thi; property was grantor. <br />i . F FFS TO DE PAID: <br />a) The City's legal fees are expected to be higher than normal due <br />to the easement questions and thee encroachment. Applicant must <br />escrow $300.00 tram which such fees will be paid mith the <br />remainder to be refunded. <br />b) No mark dedication fee is due account two existinq dwellings. <br />
