Two (2) lot subdivision per July 20, 19'.9 survey. <br />2. Smaller lot (1) is not riparian, and is not to have any easementâ–  <br />or other lake access rights. <br />3. Larger lot (2) 14 riparian to Lake Minnetonka. <br />4. Existing 25 ft. easement across north edge of property is to <br />remain in effect, but purpose of easement '_A to be clarified by <br />the applicant. The 5 easement copies given to the City to date <br />DO NOT include the original easement(o) from the owner of this <br />property to any other, they only further transfer existing <br />easement rights. <br />S. Existiny driveways provide adequate nccess. Any mutual use <br />easement is a private matter root requiring City review. <br />5. The shed located on the proposed dividing line is to be moved <br />or removed for a minimum 10 ft. setback. <br />7. Bohns Point Road is to be dediQared. <br />8. Park fee is to be waived. <br />9. The Solonsonson encroachment is to be researched furLhwr, See <br />my letter to them attached. With this encroachment there is a <br />title defect which must be cleared. The best method is to <br />actually sell a piece of land to the neighbor to provide at least <br />a minimal setback. This could be platted in at the time of the <br />subdivision in an expeditious muenner. <br />PHYSICAL IMPROVEMENTS <br />The only work involved is to remove or relocate the small shed located <br />on the proposed division line. This must be moved one way or the other <br />to provide at least a 10 foot setback prior to final plat. approve'. <br />No permit is required for this work. <br />
