Allow two weeks <br />minimum from time of submittal to final Council approval. <br />:. RECORD PLAT drawings in the form of two (2) mylar copies ani one (1) <br />copy reduced to 1" w 2001. Drawing to include: <br />a) lot lines platted per preliminary survey <br />b) shoreline of Lake Minnetonka <br />c) dedication of Hohns Point Road 27 feet from west proeerty line__ <br />d) ded1catlon of 'rdr'a nnage and ut1lity easementow 101 wide along all <br />perimeter property lines and S' each side of internal property <br />lines, except omit at lakeshore, <br />e) subject to negotiation with neighbor, provide an o_utlot for <br />transfer of some land to neighbor on south with existing <br />encroachment problem. <br />2. LEGAL DOCUMENTS ruruired: <br />a) Title opinion addressed to the City. Al? owners, mortgage holders <br />or others with property interest indicated therein shall sign the <br />?lat and all other documents affected by such interest. In this <br />case, the title opinion must address the Solomonson encroachment. <br />b) The applicant must provide certified copies of all recorded <br />easement& currently affecting the property. The City has copies <br />of five such easements from 1969 and 1974 but not copies of any <br />original easement where the owner of this property was granter. <br />3. FEES To RE PAID: <br />a) The City's lega) "ees are expected to be highs- than normal due <br />to the easement ,tions and the encroachment. Applicant must <br />escrow $300.00 which such fees will be paid with the <br />remainder to be twcunded. <br />b) No park dedication fee is due account two existing dwellings. <br />
