Gaffron, <br />Assistant Planning & Zoning Administrator <br />DATA: February 6, 1987 <br />SUBJ: #1105 Thomas and Joanne Hitch, 1180 Lyman Avenue - <br />Variance (Renewal) - Public Hearing <br />Zoning District - RR-lB - Two Acre Minimum <br />Application - Lot Area Variance <br />Lot Area Required - 87,120 square feet <br />Lot Area Existing - 68,171 square feet less 3,018 s.f. in <br />cul-de-sac= 65,153 s.f. (1.496 acre) <br />Variance - 21,967 square feet or 25% <br />List of Exhibits <br />A - Application <br />B - Plat Map <br />C - List of Property Owners <br />D - Survey & Site Plan. <br />E - Resolution #1849 <br />The applicant is requesting a variance for construction of a }come <br />on this lot at the end of Lyman Avenue. The lot exceeds the <br />minimum 200' lot width. No other adjacent land is available. <br />Access to the lot is over a private roadway off the end of Lyman <br />Avenue. Copies of the access easement documents are on file. <br />On -site <br />testing was done on the lot in 19 0 7, and again in 1979. <br />The results <br />of <br />the testing <br />indicate <br />at least 3 sites are <br />available <br />on the <br />property for <br />suitable <br />drainfield systems, (1 <br />trench <br />system, <br />2 mounds). <br />A system <br />has been specifically <br />designed <br />to serve <br />the proposed <br />house (see <br />Exhibit D). <br />On September 9, 1985, Council granted a lot area variance to <br />Norman and Christie DeWitt for this property - please review the <br />Resolution #1849 that was filed against the chain of title <br />approving that variance. Note that a va--iance had previously <br />been approved in 1977 and 1983. <br />
