Property Owners List <br />In 2000, the applicants remodeled the interior of the home. Upon applying for a building <br />permit for their attached garage in 2003, the applicants were notified by City staff that a <br />conditional use permit and variance were required in order to construct their garage as <br />proposed. Applications were then provided to the homeowner to begin the CUP and <br />variance process. <br />Conditional Use Permit Analysis <br />The subject property is a corner through lot. A conditional use permit is required to <br />construct any accessory structure on a through lot. The intent of the Zoning Ordinance is <br />to ensure that the project is reviewed to protect sight-lines from roadways and <br />neighboring properties. <br />The subject lot is heavily wooded. It was chosen by the owners for its wooded character. <br />Care was taken with the initial construction of the home to preserve as many trees as <br />possible. The proposed garage would utilize the existing driveway with a minimal 200 <br />s.f. addition. A privacy fence runs along the eastern property line along Bohn's Point <br />Road and is heavily vegetated. The visual impact of the garage from Bohn's Point Road <br />is non-existent. Additionally, the location of the proposed garage is set back 180' from <br />County Road 51 when 35' would normally be required. The distance and the vegetation <br />minimize the visual impact of the garage from the road or from properties to the North. <br />LOT ANALYSIS WORSHEET <br />Detached Garage Setbacks: <br />The placement of the proposed garage was determined by the heavily wooded lot.
