This may be the <br />reason the rezoning was not done at that time. While residents of the Navarro development may <br />be surprised, the rezoning was part of the original plan for the development. It is a specific <br />condition of the property exchange contract. <br />If the property was redeveloped or the existing building expanded the code would require a 35 <br />setback for the building and a 15 foot setback for parking lot adjacent to the residential lot to the <br />west. A six foot fence or evergreen screen would also be required along this lot line. <br />Staff Recommendation <br />Approval of the rezoning from LR-lC-1 to B-1.
