Discussion
FILE 09-3401
April 20, 2009
Page 2 of2
There was staff turnover when at the time the development was approved. This may be the
reason the rezoning was not done at that time. While residents of the Navarro development may
be surprised, the rezoning was part of the original plan for the development. It is a specific
condition of the property exchange contract.
If the property was redeveloped or the existing building expanded the code would require a 35
setback for the building and a 15 foot setback for parking lot adjacent to the residential lot to the
west. A six foot fence or evergreen screen would also be required along this lot line.
Staff Recommendation
Approval of the rezoning from LR-lC-1 to B-1.
