<br />Variance for Accessory Building Size
<br />The applicant's property is a very large piece and has significant vegetative tree cover.
<br />Their request for two accessory buildings 1,000 s.f. each was in fact at the direction of
<br />staff after reviewing the RS regulations. However, upon reviewing the specifics of the
<br />application staff feels that allowing a 2,000 s.f. building to be constructed on this
<br />property is a reasonable request. Therefore staff has re-directed the scope of the
<br />application back towards a single large building. On the mainland a property of this size
<br />would be permitted a building of at least 3,000 s.f. based on the table below:

<br />Hardship Analysis
<br />In considering applications for variance, the Planning Commission shall consider the effect of the
<br />proposed variance upon the health, safety and welfare of the community, existing and anticipated traffic
<br />conditions, light and air, danger of fire, risk to the public safety, and the effect on values of property in
<br />the surrounding area. The Planning Commission shall consider recommending approval for variances
<br />from the literal provisions of the Zoning Code in instances where their strict enforcement would cause
<br />undue hardship because of circumstances unique to the individual property under consideration, and
<br />shall recommend approval only when it is demonstrated that such actions will be in keeping with the
<br />spirit and intent of the Orono Zoning Code.
