WHEREAS,the City Council has considered the application for a subdivision of a <br /> 31ot plat by Render Development, Inc. (hereinafter "the subdivider"); and <br /> WHEREAS,the subdivision has been found to meet the density requirements of the <br /> LR-1C zoning district; and � <br /> • WHEREAS,the subdivider has completed or will complete all requirements of the <br /> platting regulations of the City prior to release of plat for recording, including: <br /> 1. Completion of requirements of Resolution No. 4377, the resolution granting <br /> preliminary approval of the subdivision. <br /> 2. Dedication on the plat of standard perimeter drainage and utility easements. <br /> 3. Vacation of all drainage and utility easements on the plat of Tonkawa Shores. <br /> 4. Rededication to the City of a Flowage and Conservation Easement over those portions <br /> of wetlands and conservation outlots as depicted on the plat. <br /> 5. Dedication to the City and to the owners of lots in Tonkawa Shores 2nd Addition <br /> drainage and utility easements over all detention areas and drainageways within the <br /> plat providing for limitations on the use of these areas and shown on the plat as � <br /> drainage and utility easements. <br /> 6. Reexecution of a Subdivider's Agreement providing for the installation of <br /> improvements required as a condition of subdivision approval, sanitary sewer, <br /> • Page 1 of 4 <br />
