ORDINANCE NO. —, SECOND SERIES <br />An Ordinance to amend Municipal Zoning Code Section 10.20, <br />Subdivision 3 (G) to allow non -rental guest apartments within a principal <br />residence as a conditional use, and to amend Section 10.02 by incorporating <br />a definition of "Guest Apartment". <br />The City of Orono Ordains: <br />The Municipal Code of the City of Orono is amended by adding <br />Ordinance No. , Second Series: <br />Section 1. Orono Municipal Code Section 10.20, Subdivision 3 (G) is <br />hereby repealed and the following language substituted in its place: <br />G. i) Guest Houses. A separate dwelling constructed on an <br />existing undivided lot for the sole use of the occupants of the <br />principal buildings, including their domestic employees or their <br />non-paying guests. All regular lot requirements shall be met by <br />the guest house. <br />ii) Non -rental Guest Apartments. An apartment within the <br />principal residence structure on a lot for the sole use of the <br />occupants of the principal residence, including their domestic <br />employees or non-paying guests. There shall be at least one <br />access door to the apartment from within the principal structure, <br />and such door shall be the primary access to the apartment. <br />Application for such a guest apartment shall address the concerns <br />of parking, sewage treatment, entryway and interior access <br />method. Such apartments shall not have utilities metered <br />separately from the principal residence utilities and shall not <br />have a separate street address. <br />Section 2. Orono Municipal Code Section 10.02 is hereby amended by <br />adding the following definition: <br />"Guest Apartment" - An apartment within a principal residence <br />structure for the sole use of the occupants of the principal <br />residence, including their domestic employees or their non-paying <br />guests, with at least one access door to the apartment from <br />within the principal structure, such door being the primary <br />access to the apartment. <br />Section 3 - Orono Municipal Code Section 10.20, Subdivision 3 (D) is <br />hereby repealed and the following language substituted in its place: <br />
