Zoning File #1093 <br />December. 5, 1986 <br />Page 3 of 3 <br />Additional. Discussion: <br />City Engineer, Glenn Cook, has reviewed the proposed plan and finds no <br />additional drainage concerns. The proposed drainage and utilities <br />easements along lot lines in addition to the drainage easement on Lot 2 <br />will serve the subdivision satisfactorily. No unusual drainage on to <br />adju.:ent properties is anticipated. <br />The road will be subject to private road standards with the <br />appropriate developer's agreement and security for its construction. <br />Staff Recommendation: <br />If the issue of the road access can be suitably resolved, staff <br />recommends preliminary plat approval, finding that all lots are suitable as <br />unsewered building sites. We would note the standard "private road" <br />frontage variance applies to Lots 1, 2, and 3, and that Lot 2 requires a <br />width variance based on the definition of lot width measurement. The barn <br />on Lot 3 would be removed as a condition of f ina 1 approval. <br />Staff requests Council direction regarding the access issue, and will <br />draft a resolution with the appropriate requirements and conditions for <br />preliminary plat approval if council so directs. <br />
