Section 10.22, Subdivision 1 (B) -Lakeshore setback <br />variance approvals required as entire seasonal dwelling is <br />located within the 0-75' setback area and applicant proposes <br />major structural modifications and intensifications of <br />structure. <br />2. Section 10.22, Subdivision 2 -Hardcover variance required <br />within the 0-75' setback area. <br />0-75' setback area= 38,430 s.f. <br />Allowed= 0 s.f. <br />Existing= 1,240.92 s.f. or 3.22% <br />Proposed= 1,491.52 s.f. or 3.88% <br />Additional hardcover= 250.6 s.f. or 0.66% <br />Review of hardcover within the 75-250' setback area: <br />75-250' setback area= 4,797 .s.f. <br />Allowed= 1,199.25 s.f. or 25% <br />Existing= 243.4 s.f. or 5.07% <br />Proposed= 777.52 s.f. or 16.2% <br />3. Section 10.55, Subdivision 26 (B) -Non-conforming uses. <br />Structural alteration or additions. Improvement of a non- <br />conforming structure cannot exceed 50% of the value of the <br />structure at the time of its being classified as non- <br />conforming. Applicant proposes major repairs that well <br />exceed original value of structure. <br />4. Section 10.31, Seasonal Recreational Code. <br />5. Section 10.31, Subdivision 11 (A} -Based on proposed <br />improvements of the structure, the code wi 11 require <br />permanent frost depth, solid masonry or treated wood <br />foundation that completely encloses the entire perimeter of <br />building. <br />6. Section 10.31, Subdivision 11 (D) -New roof must meet <br />standards of RS code and be at a minimum 3:12 pitch.
