Once again, staff seeks Planning Commission <br />input - are you aware of any other commercial -like <br />signs in residential zones that reach these standards <br />for area? <br />Staff recommends that the Grace Baptist Church be advised to <br />install the "standard" model sign and recommend approval of the <br />following variances: <br />1. Height Variance <br />Required = 8' <br />Existing = 10' or 125% <br />Proposed = 17' or 213% <br />2. Area Variance <br />Required = 12 s.f. <br />Existing = ? <br />Proposed = 30 s.f. or 2.50% <br />Approval is based on the following findings: <br />1. The 17' sign is more consistent with previous commercial -like <br />signs approved for residential zones. <br />2. The sign will not interfere with the functioning of traffic <br />signals or signage nor pose hazards for users of public roadways. <br />3. The church has had a sign in excess of required standards <br />within the street yard for several years without any reports of <br />problems. <br />4. The unique shape of the lot and the location of the church <br />building in relation to the approved height and proposed location <br />of the sign wi 11 serve to lessen the impact of such structure. <br />Additional Comments and Planning Commission Recommendation: <br />December 3, 1986 <br />Additional Exhibits <br />Exhibit G - Herald I Sign Model <br />Exhibit H - Planning Commission Minutes of 9/15/86 <br />The applicant resubmitted a second signage plan (Exhibit G) per <br />the directives of the Planning Commission at their first review. The <br />sign was to be trimmed back in height and to concentrate on "lower and <br />larger" reader boards (Exhibit H) as applicant advised the church had <br />a definite need for additional space to provide a readable message, <br />schedule of services and church name. <br />
