Gaffron, <br />Asst Planning & Zoning Administrator <br />Date: December 2, 1986 <br />Subject: #922 Van Eeckhout Building Corporation, <br />2020/2080 Salem Court - Lot Line Rearrangement (Metes and <br />Bounds) - Final Subdivision Approval - Resolution <br />List of Exhibits <br />Exhibit A - Memo & Exhibits of 5/14/85 <br />Exhibit B - Planning Comit.isson Minutes of 5/20/85 <br />Exhibit C - Memo to Applicant of 12/10/85 <br />Exhibit D - Final Survey <br />Exhibit E - Application For Vacation of Easements <br />Pertinent Facts: <br />- This is a metes and bounds lot -line rearrangement of 2 lots in <br />the Dickey Lake Addition, to create a more logical lot boundary. <br />- The division was recommended for approval by the Planning <br />Commission on 5/20/85. <br />- Both proposed final lots are at least 2.0 acres in area and both <br />meet the 200' width requirement. Lot 2 (2080 salem Court) has <br />frontage only on the private road. <br />- Because this is a metes and bounds lot line rearrangement, <br />dedication of new drainage and utility easements will be by <br />document and description rather than being shown on a plat. The <br />appropriate easement forms will be executed by the respective <br />property owners as a condition of the proposed easement vacation <br />application. <br />- Not, -t Mr. & Mrs. Roger Plank purchased the Parcels A and B <br />fro.L r: Eeckhout in August 1985. This division will serve to <br />legitimize that sale. <br />Discussion: <br />Planning Commission recommended on 5/20/86 to approve subject to <br />a Flowage and Conservation Easement, and Drainage Easement granted by <br />Lot 2 in favor of Lot 1 for the existing drain tile line to the road <br />ditch. Staff has reviewed the site and the final proposed drainage <br />and utility easement description, and finds that the proposed <br />easements as shown on the final survey are the appropriate easements <br />to cover the Planning Commission concerns. <br />
