Zoning File #1064 <br />August 14, 1986 <br />Page 2 of 2 <br />The code section includes a standard of 0' setback from any <br />residential lot line for service structures suc s this lift station. <br />This standard must be construed as a "goal" r&�-ei than an "absolute", <br />since it would be virtually impossible to locate any lift stations in <br />this City at least 50' from any residential lot lines in a majority of <br />the residential districts. With road right-of-ways generally only 40- <br />60' in width, a 50' setback from all residential property in all <br />districts is usually impossible unless the City condemns large parcels <br />of land solely for setback purposes. <br />The lift station in question is closely adjacent to the Tonka <br />Transmission Shop and to the residence at 19,' Spates Avenue. The <br />adjacent property owners will likely appear at the meetink; to voice <br />their opinions regarding the existing lift station. A survey of the <br />site is underway and may be prepared in time for the 8/15/86 meeting. <br />Also, a set of design plans should be available for your review at <br />that time, but have not been obtained from the City Engineer as of <br />this writing. <br />Staff Recommendation <br />Building and Zoning staff's recommendation is to approve the <br />after -the -fact conditional use permit for the lift station in its <br />current location, and that Planning Commission should address any <br />issues (such as screening, noise, odor, etc.) raised by the public and <br />perhaps incorporate any recommendation you have into a motion for <br />approval. <br />r <br />i-D rFi S- Cry <br />
