1. The balcony shall be limited to a 3' width along the house <br />between the existing bedroom balcony and screen porch balconies. <br />2. Ths <br />deck <br />may remain <br />in place as constructed. To compensate <br />for the <br />deck <br />hardcover, <br />an amount of plastic equivalent to 72 <br />s.f. in <br />area <br />shall be <br />removed from rock beds within the 0-75' <br />setback <br />zone, <br />resulting <br />in no net increase in hardcover above the <br />pre-existing <br />3,527 s.f. <br />(11.27%) in the 0-75' setback zone. <br />3. The applicant is advised that any future proposal to increase <br />hardcover on the property, including installation of additional <br />landscape rock beds underlain by plastic, will not be approved? <br />and might be approved only with concurrent removal of equivalent <br />amounts of existing hardcover. <br />4. Authorities granted by this variance run with the property <br />not with the applicant, but are permissive only and must be <br />exercised by application for a building permit within one year of <br />the date of Council approval, or this variance will expire on <br />that date (October 13, 1967). <br />5. Violation of or non-compliance with any of the terms and <br />conditions of this variance shall constitute a violation of the <br />zoning code, shall automatically terminate any authority granted <br />herein, and shall be punishable as a misdemeanor. <br />6.
