Zoning File #1073 <br />October 9, 1986 <br />Page 2 of 2 <br />Discussion: <br />Please review the memo and exhibits of 9/9/86 and Glenn Cook's <br />letter of 10/9/86. While the grading proposed is of a relatively <br />large magnitude, the bulk of it is outside the 75' setback zone; the <br />work along the County Road 15 right-of-way is necessary in order to <br />maintain suitable drainage from the property without affecting the <br />County Road; the fill will create a flatter, more useful front yard <br />rather than acting as a berm; and the small berm shown at elevation <br />944-946 will be at a relative height of 3'-5' and setback 40'-50' from <br />the road right-of-way. The Planning Commission had no problem with <br />the proposal or site plan at their meeting of 9/15/86, subject to <br />Glenn Cook's review. Glenn's concerns involve the regrading of the <br />ditch along 15 and the ponrl.ing area near the culvert inlet, and his <br />comments are attached. <br />Staff Recommendation: <br />Given that major grading work to make this an attractive building <br />site was always anticipated by staff. we recommend approval per the <br />recommendations of Planning Commission and C'ty Engineer Glenn Cook. <br />A resolution incorporating the appropriate 1.7,riances and conditi3nal <br />use permit is attached for your review. <br />
