· CITY of ORONO <br />Post Office Box 66 • Crystal Bay, Minnesota 55323 • Municipal Offices <br />On the North Shore of Lake Minnetonka <br />To all persons making land use applications with the City: <br />1. Visit the Zoning Department and discuss your proposal. <br />be advised of specific code requirements and fee payments. <br />2. General Land Use Application Procedure <br />You will <br />a. Completed application form and payment of all required fees. <br />b. Certified survey -(required for all applications unless City <br />waives requirement finding the survey not relevant to the <br />review). Legal description of property, dimensions of property, <br />location of .existing and proposed structures on site, location of <br />all proposed improvements including driveways, retaining walls, <br />decks, sidewalks, etc. <br />c. Grading and Drainage Plans -where any changes in grade or <br />drainage are proposed as a result of the proposal, a grading and <br />drainage plan must be submitted showing existing and proposed <br />contours or grades. <br />d. Site Evaluation -for projects which will require the <br />installation of an on-site sewage treatment system, a site <br />eva 1 uation report and system design must be subrni tted with the <br />application. <br />e. Hardcover Calculations -for all projects located in <br />Lakeshore Residential Zoning Districts, hardcover limitations <br />apply. Ha~dcover,by definition, is any structure, blacktop, or <br />other material which interferes to any degree with the direct <br />absorption of rainfall into the ground. Hardcover calculations <br />must accompany each application involving additional proposed <br />hardcover in the affected .zoning districts . See the attached <br />"Hardcover Worksheet". <br />f. Certified Property O~ners List -of property owners within <br />350 feet of the subject property (see applicati6n form for <br />information on abtainirtg this 1 i st) and stamped, addr.es sed ( no <br />return address) envelopes (#10) to each name on the list. <br />g. Deadline For Filing All ·Applications -the City must be in <br />receip~ nf the completed application 26 days before the meeting <br />of the Planning Commissi.on at which a hearing is sch~duled for <br />the public review of the proposal. The Planning Commission meets <br />on the third Monday of each month.
