: <br /> „ _�...�.* , <br /> � � � C�t� o� ORONO <br /> `ra rc� <br /> t.�a 'c5s,�.:� . • . <br /> • 'w' o�'iy;: <br /> �! �� 4. . <br /> � :��: w' . �`;° RESOLUTION OF THE CITY COUNCIL <br /> � t�'�?p NO. 1486 . <br /> �; �� <br /> n,;. � ,,�,.- <br /> ,wE.��'K"�'� <br /> • - • • � A RESOLUTION APPROVING THE PLAT OF <br /> '' .<;�;'.`.,_.�.:'::`;� WAKEFIELD FARMS THIRD ADDITION • <br /> WH�REAS, the City of Orono is a municipal corporation <br /> organized and existing under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono has adopted <br /> subdivision regulations for the orderly, economic and safe development <br /> of land within the City; and <br /> WHEREAS, the City Gouncil has considered the application <br /> for a subdivision plat by Bruce B. Dayton, an unmarried man, the <br /> subdivider; and <br /> WHEREAS, the subdivision has b.een found to meet all �standards <br /> of the RR-1B Zoning District and the Orono on-site septic code finding <br /> that each lot is of a size and configuration that will allow its use <br /> as a single family residence to be located without the need of any <br /> setback variances; and <br /> • 4�1HEREAS, the subdivider has completed all requirements of . <br /> the platting regulations of the City, including: <br /> 1. Dedication on the plat of drainage and utility easements. <br /> 2 . Dedication on the plat of right of way for a public road, <br /> shown as Old Long Lake Road. <br /> 3 . Creation of a new private road shown on the plat as <br /> Outlot B, to be known henceforth as Ruann Road. <br /> 4 . Concurrent with the creation of this private road, the <br /> Subdivider has dedicated to the City a Road and Utilities <br /> Easement granting to the City permanent access, improve- <br /> ment and uti�lity easements over said Outlot; the Sub- <br /> divider has created non-exclusive ingress, egress, <br /> drainage and utility easements over said Outlot in favor <br /> of all abutting and/or benefiting lots including a <br /> declaration of certain maintenance covenants wherein each <br /> of the abutting and/or benefiting lot owners covenants <br /> and agrees to permanently maintain and pay the cost of <br /> maintenance for said private road. <br /> • <br />
