Lot width is 125' <br />where 140' is normally required. Sewer is available. <br />List of Exhibits <br />Exhibit A - Designation Options of Front/Rear Lot Lines <br />Exhibit E - Memo and Exhibits of 7/17/86 <br />Exhibit C - Notice of Planning Commission Action <br />Exhibit D - Planning Commission Minutes 7/21/86 <br />Exhibit E - Resolution <br />In reviewing this application, staff found that City Council minutes <br />from 1971 indicate this property was to be assessed a sewer unit, since it <br />was the fourth lot split off from a property that originally was only <br />assessed 3 units. Although not specifically spelled out in the minutes, it <br />is presumed that the $1,270 unit assessment was intended to be collected at <br />the time a building permit was issued. We have searched City records and <br />'ind no receipt for the sewer assessment, and the applicant has contacted <br />LLthur Alm, the original owner/subdivider, who has no records and does not <br />recall paying the assessment. <br />Staff recommends that the $1,270 sewer unit assessment be collected <br />with the building permit. Additionally the standard $225 Sewer Trunk Unit <br />Charge, 0e90 Park Fee, and $475 Sewer Availablity Charge (SAC) would be <br />collected with the building permit. <br />Hardcover on this lot will be limited to 30% or approximately 8,350 <br />square feet. <br />Planning Commission recommended approval 6-0 at their meeting of <br />7/21/86 per the 5 findings listed in the memo of 7/17/86. <br />Discussion Itea <br />The final question to be dealt with which was not specifically <br />discussed during the Planning Commission review, is that while this <br />technically is not a "through lot" because Cherry Place has been vacated, <br />the probable location and orientation of the house will be towards vacated <br />Cherry Place. The City and County would definitely prefer this, as it <br />avoids an access onto County Road 151. The existing rear lot line at the <br />east or Cherry Place end of the lot is actually just east of Gleans's <br />fence, hence the 30' required setback would allow a house to be placed <br />about 12' from the existing driveway/parking area. Staff recommends that, <br />to be consistent with other house locations in the neighborhood, that a <br />setback of 50' (or about 30' from the edge of the vacated road) be <br />required. <br />
