2. Creation of a new private road shown on the plat as <br />Outlot B, to be known henceforth as Huntington Farm Road. <br />3. Concurrent with the creation of this private road, the <br />Subdividers have dedicated to the City a Road and Utilities <br />Easement granting to the City permanent access, improvement <br />and utility easements over said Outlot; the Subdividers have <br />created non-exclusive ingress, egress, drainage and utility <br />easements over said Outlot in favor of all abutting and/or <br />benefiting lots including a declaration of certain <br />maintenance covenants wherein each of the abutting and/or <br />benefiting lot owners covenants and agrees to permanently <br />maintain and pay the cost of maintenance for said private <br />road. <br />4. Dedication to the City of a Flowage and Conservatir <br />Easement providing for limitations on the use of wetlan, <br />and/or drainageways described therein and shown on the plat <br />as "drainage easements". <br />5. Dedication to the City of an open space easement over <br />Outlot A to fulfill the density requirement for nine <br />residential units in the RR-lA Rural Residential Zoning <br />District requiring 5 acres of dry land per unit. <br />6. Execution of a Special Lot Combination to define common <br />ownership relationship between Outlot D, Block 1, Huntington <br />Farm and the residential pad, Lot 1, Block 41 Huntington <br />Farm. The Special Lot Combination shall also establish <br />controls on the use and building limitations for Outlot D. <br />Outlot D with existing barn and coral shall serve as <br />accessory to Lot 1, Block 4. Outlot D shall not be <br />considered as an independent residential pad/unit and must <br />be set aside for density credit for nine unit PRD in RR-lA <br />Zone. <br />7. Creation of private covenants restricting use of shared <br />commons area within Outlot A. <br />8. Execution of a Subdivider's Agreement providing for <br />installation of the following road improvements within <br />Outlots B and C as a condition of subdivision approval: <br />a) 8 inch base of Class 5 gravel; <br />b) 3 inch bituminous surfacing; <br />c) ditches 2 feet b.,low centerline crown <br />(applicable to roadway within OUtrOt B). <br />9.
