A RESOLUTION GRANTING <br />PRELIMINARY PLAT APPROVAL FOR A <br />PROPERTY LOCATF' 'T 160 <br />OLD CRYSTAL -OAD <br />APYLICATIO&. 026 <br />WHEREAS, Michael J. Hi ; he 1 i nk and John Vogt on April <br />25, 1986 filed a formal subdivision r.ppiication with the City for <br />approval of a three lot plat of a picperty legally described as <br />follows: <br />The North 5.41 chains of t - west 14.81 chains of the <br />Southwest 1/4 of the South,::,,,- 1/4 and the east 30.46 <br />rods of the west 14.81 chains of the south 58.36 rods of <br />the Southwest 1/4 of the Southeast 1/4 of Section 33, <br />Townshi, .18, Range 23, Hennepin County, Minnesota. <br />EXCEPT unplatted roads. <br />(hereinafter "the property"); and <br />WHEREAS, after due published and mailed notice in <br />accordance with Minnesota Statutes 462.358 et. seq. and the City <br />of Orono Zoning and Subdivision Codes, the Orono Planning <br />Commission held a public hearing on May 19, 1986, at which time <br />all persons desiring to be heard concerning this application were <br />given the opportunity to speak thereon; and <br />WHEREAS, at their regular meeting held on June 23, <br />1986, the Orono City Council considered the subdivision <br />application of Michael J. Hilbelink and John Voa_t (hereinafter <br />"the applicants") citing the following findings: <br />1. The property is located within the RR-1B rural <br />residential zoning district requiring a minimum of 2 - res <br />of dry contiguous land within each newly created lot. <br />2. The property consists of a total 18.486 acres of dry <br />land. Lot 1 contains 3.115 acres, Lot 2 contains 6.715 <br />acres and Lot 3 contains 8.657 acres. <br />3. All existing structures on Lot 1 meet the required <br />setback from all proposed lot lines. <br />4. Lot 2 has only 50 feet of frontage on Old Crystal Bay <br />Road where 200 feet of frontage is required. <br />5. The City Engineer has confirmed that the location of the <br />proposed 50 feet wide access to Lot 2 satisfies the 40 mph <br />sighting standard of 275 feet and will provide no potential <br />hazards for the public who use the access corridor or Old <br />Crystal Bay Rd. <br />Page 1 of 6 <br />
