. y , <br /> ! - <br /> d Clt� o� ORONO <br /> � RESOLUTION OF THE CITY COUNCIL . <br /> � NO. ��-� � <br /> • � • • <br /> A�OW, THEREFORE, BE IT RESOLVED that the Council o� the City of _ <br /> Orono hereby approves a conditional use permit for William Gregory to permit <br /> the construction of a new residence to remain as a guest house based on one <br /> or more of the following findings of facts : <br /> 1 . The property is located within the LR-lA Zoning District <br /> requiring a minimum of 2 acres in area for each residential <br /> lot. The Gregory property consists of a total of 10 . 71 acres <br /> as follows: � <br /> 7.87 a�res of dry land . <br /> 2 .64 acres of wetlands . <br /> 2. The property contains 1000 `+ of widtfi along the building line. <br /> The LR-lA Zonin� District. require a minimum of 200 ' per resi- <br /> dential lot. � <br /> 3 . The site evaluation report for the William Gregory property <br /> . dated 3-27-82 , and on file with the City confirms that both <br /> residences have adequate area and satisfactory soils for on <br /> site septic systems . • <br /> 4. The proposed guest house -�s currently being rented out by , <br /> the. Gregorys but wi11 cease being rented prior to the issuance <br /> of a certificate of occupancy for the new residence. <br /> 5 . The quest house sha11 be for the sole use of the Gregory <br /> family, their domestic employees and/or their non paying <br /> guests . <br /> 6. The principal residence and guest house will share a single <br /> residential dock. ' <br /> � � 7 . Both residences wi11 be served by the existing �access on <br /> Shoreline Drive. , <br /> 8 . In the absence of specific direction in the Zoning Code <br /> concerning setback standards for dwelling units on a single <br /> 1ot, Section 31 .370 of the Orono Zoning Code wi11 be applicable. <br /> "Section 31. 370 Crowdin Princi al Buildin <br /> No accessory bui ding or structure, unless <br /> an integral part of the principal building, <br /> sha11 be erected, altered, or moved within <br /> • 10 feet of the principal building" <br />
