(maximum allowed = 1,000 <br />s.f.); requires minor variance or applicant must reduce size of <br />structure. (As of 6/13/86, applicant notes he will reduce it to <br />less than 1,000 s.f.) <br />Rey Issue: - If this - - defined as a "through" lot, then the <br />variances ",id conditional use pr-mit are necessary. If <br />it is not a "through" lot, ar, the lot line at the <br />alley is a rear lot line, then variances are not <br />necessary. <br />Discussion: Is This a "Through" Lot? <br />The Zoning Code definitions of "through lot", "street", and <br />"alley" are as follows: <br />42. "Lot -Through" - A lot which has a pair of opposite lot lines <br />abutting two substantially parallel streets, and which is not a <br />corner lot. On a through lot, both street lines shall be front <br />lot lines for applying the Zoning Chapter. <br />67. "Street" - A dedicated public right-of-way not less than 50 <br />feet in width which affords a primary means of access to abutting <br />property. <br />4. "Alley" - A public right-of-way which affords a secondary <br />means of access to abutting property. <br />
