Zoning File #1038 <br />June 12, 1986 <br />Page 2 of 2 <br />Applicant also wishes to lower the hill between house and garage <br />to create a usable, flat lawn area, which the property really does not <br />have currently. This potentially will increase the absorption <br />capability of this area, hence, some benefit to run-off quality may be <br />provide'. The additional hillside to be graded, beyond the grading <br />needed for the garage, amounts to about 80-90 cubic yards; this amount <br />will not require a cc:iditional use permit but can be handled on a <br />staff basis. A $50 grading permit will be required. <br />No setback variances are required for the garage. Note that the <br />setback from the centerline of vacated Oak Place would only have to be <br />10' by code. Note that there is a City sewer line in the vacated <br />roadway. <br />The 9.2'xl2.2' shed is less than 120 s.f., hence a building <br />permit is not required to move it, but it does have to meet the 10' <br />side setback and be 10' from the garage, or be attached to the garage <br />while maintai+ 'ng less than 1,000 s.f. in total garage area. <br />Applicant shoulc" •,,efine where shed will be located if it stays on the <br />property. <br />To recommend approval of the hardcover variance, Planning <br />Commission should find adequate hardjhips to justify granting of the <br />hardcover variances.
