The Sohns driveway . <br /> location has better sight distance to the west than <br /> the Batdorf driveway because of a rise in the profile <br /> of County Road 15 to t�ie west.. <br /> 9) Sight distances and intersection characteristics at the <br /> existing Sohns driveway location are excellent, and are <br /> the best of any location along County Road 15 anywhere • <br /> between Dunwoody Avenue and County Road 19. � • <br /> 10) The Burlington Northern� Railroad Track forms a barrier <br /> along the north side of a11 this property eliminating <br /> • any individual driveway connections, and severely <br /> restricting the potential .for any future public street <br /> connection to Northern Avenue. <br /> . 11) One potential street crossing of the railroad has been <br /> located at •a point where there is no vertical grade <br /> separation. and where there is good sight distance along <br /> both the railroad track and Northern Avenue. This location <br /> would have better sight distance and highway traffic <br /> pattern characteristics than .do.es the existing Northern <br /> Avenue/Blaine Avenue rai].road crossing location. <br /> 12) Possible street connection locations along Blaine Avenue <br /> are practicallg limited to continuation and extension of <br /> existing Livingston and Lyric Avenues. <br /> 13) The existing Navarre �Heights neighborhood east of Blaine <br /> Avenue has existing traffic problems caused by: <br /> a) Narrow streets, especially Blaine Avenue and <br /> Navarre Aveune. <br /> b) Poor intersections, especially Blaine at Crystal <br /> Place, Crystal Place at Shadywood, Lyric at <br /> Navarre Avenue and Blaine at County Road 15. � • <br /> c) Excessive through traffic on Northern Av�nue <br /> and Crystal Place, especially during plant <br /> shift changes in Spring Park. <br /> • d) Heavy traffic flows and too many unplanned or <br /> marginal intersections and curb cuts on County <br /> .
