On a lakesnore lot, the rear yard shall be the yard which <br />fronts oti the vtreat lying between the street line of the lot and <br />the required rear yard setback line. <br />Section 11.03 Subdivision r:finitions <br />28. "Lot, Width" - The shortest dimension between opposite lot <br />lines iw asurcd nt a l 1. of those points as required by the Zoning <br />Chapter a. the City Code at:C th;.s Chapter. <br />55. "Setback" - The shortest distance between a structure and a <br />natural feature, property line or right-of-way line nearest <br />thereto. <br />65, "Subdivision" - The separation of an area, parcel, or tract <br />of land and-r single ownership into two or me a parcels, tracts, <br />lots, (or long-term leasehold interests where the creation of the <br />leasehold interef.t necessitates the creation of streets, roads, <br />or alleys), for residential, commercial, industrial, or other use <br />cr any combination thereof, except those separations: <br />a) Where all the resulting ar. co 1 s, tracts, lots, or <br />inteiests will be 20 acres or larger in size and 500 feet in <br />width for residential uses and five acres or larger in size <br />for commercial and industrial uses; <br />b) Creating cemetery lots; <br />c) Resulting from court orders, or the adjustment of a lot <br />line by the relocation of a common boundary as longas each <br />of the two, resulting lots meets the requirements of the <br />Zoning Chapter of the City Code. <br />As requested in staff's last memo, the applicant has submitted a <br />proposed sketch of a lot split of prornsed Parcel B, Lot 1 riparian <br />and Lot 2 non -riparian. <br />Our subdivision code provides little direction as far as <br />standards for lot design and actually defers to the Zoninq Cade. The <br />definition sections of Chapter 10 set the lot standards for the <br />individual zoning districts establishing yard requirements, and <br />contains the only direction. These are often conf l ictinq, confusing <br />ar.d ambiguous. <br />
