City of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. <br />8. The southern lot as proposed satisfies all lot standards for <br />a principal residence and guest house unit. <br />9. If the southern lot is divided at some future date, the <br />conditional use permit for guest house use shall not be valid. <br />10. If the southern lot is divided at some future date, one lot <br />shall be riparian to Lake N,innetonY-,. <br />11. If the southern lot is divided at some future date, the <br />proposed lots must satisfy all current zoning and subdivision <br />standards of the City. <br />12. The southern parcel is already in excess of the allowed 25% <br />percent of hardcover. Applicant shall remove 1.7% or 207 square <br />feet of patio area prior to final subdivision approval. <br />_.3. The easterly portions of both properties drain into the pond <br />located in the -southeast. corner of the southern lot. The local <br />drainageway and pond must be protected from uncontrolled or <br />unapproved alterations. <br />14. The final plan must designate the drainageway and pond as <br />drainage easements. The City will ask for a Conservation & <br />Flowage Easement over the drainage easements: <br />NOW, THEREFORE BE IT RESOLVED, that based upon either one or <br />more of the findings noted above, the City Council of the City of <br />Orono hereby approves the preliminary plat for William J. Ulrich at <br />1535 & 1595 Bohn's Point Road per the preliminary plat drawings by <br />Coffin and Gronberg, Tnc. dated December 9, 1985, subject to the <br />following conditions: <br />1. The drainageway and pond area must be designated as drainage. <br />easements (15' minimum width for drainageway). Applicant to <br />execute Conservation & Flowage F::isement over the designated <br />drainage easements on the plat. <br />2. Applicant must remove 207 square feet of patio area on <br />southern lot per Exhibit A attached herewith. <br />3. Future owner of southern lot is placed on notice that if the <br />subject property is divided in the future, the following is noted <br />by this City Council: <br />a) The property already contains 25% of the allowed amount <br />of hardcover. <br />b) The conditional use permit for guest house use would no <br />longer Lo valid. <br />Page 2 of 3 <br />
