J <br />The pre' iminary work plans h, ve been submitted. Plans did not <br />specify the exterior material to be used. Katainen confirmed the <br />exterior will be finished with brick and wood siding. The <br />structure must be sprinkled. <br />h) Signage <br />Applicant has designated the location of 1 free standing sign to <br />the east -f the access. Per Section 10.61 Subd 3 signage for <br />site will be limited to 175 square feet of area and no sign can <br />exceed 50 square feet. Sign must be located 1-0 feet from <br />designated right-of-way of Country Road 15. <br />Planninq Commission Recommendation - <br />To approve the commercial site plan application of Furniture Minnesota <br />for a furniture store use finding the proposed use compatible with the <br />intent of the B-5 zoning district and surrounding commercial development. <br />Approval is based on the following conditions: <br />l) Applicant to provide quit claim deed to Hennepin County Highwa, <br />Department for that portion of property located within defined r`f,,ht- <br />of-way of County Rcad 15. <br />2) Amend landscape plan to provide screening along east side of <br />property line. <br />3) Prior to insurance of building permit, applicant must complete the <br />followinq: <br />a) Developer's agreement to assure completion of grading, <br />paving, ground cover and plantings. Applicant to secure agree- <br />ment with letter of credit or bend acceptable to the city - 150% <br />of cost of improvements. <br />b) Executed flowing & conservation easement over retention pond <br />area. <br />c) Payment. for any engineering fees not covered by original fee <br />payment. <br />4) Applicant must pay followinq fees with building permit <br />2 SAC units r $475.00 each for a total of $950.00 <br />2 Sewer units - $804.00 ($335 + $67 x ; - BV4.00 <br />
