4. The column near the well should be jacked up to its proper <br />elevation and resupported by a concrete pad of sufficient <br />area. <br />5. The exterior column supports should be reviewed on an <br />individual basis. Those located at floor depressions and <br />those not supported on level undisturbed concrete pads <br />should be replaced with round or square concrete piers <br />extending to frost depth. The need for a spread footing at <br />frost depth should be investigated. During this <br />replacement, the structure should be raised so the floor is <br />level with the rest of the main floor. <br />6. The floor beam behind the main porch steps should be <br />replaced along with its supports. Again, raising the beam <br />to its proper elevation should correct the apparent floor <br />and roof depressions. <br />7. Hold down anchorages should be provided at the new column <br />supports around the perimeter and the disconnected braces <br />reconnected. <br />8. The crawl space is open to the exterior. This, together <br />with the positive drainage away from the lodge, has kept the <br />floor framing members apparently dry and free of <br />deterioration. A well ventilated crawl space should be <br />maintained. <br />SUMMARY <br />We must emphasize that the observations included in this letter do <br />not constitute an exhaustive structural investigation but they do <br />reveal that the superstructure appears to have experienced no <br />deterioration and appears to be sound. The superstructure has <br />performed structurally, withstanding the various loads imposed on <br />it, since the building was constructed. While isolated foundation <br />settlement has occurred, no apparent structural distress has <br />resulted.
