Zoning File 01518 <br />April 12, 1990 <br />Page 3 of 5 <br />The current p n proposes 5 cabins. Altho4 a classified as <br />handicapped in t reconstruction/renovation plan for the 1990 <br />season, the cabi & do not qualify for handicapped use. If cabins <br />were to be apk roved for handicapped use, they would require <br />inside plumbing/lavatory facilities and cocking facilities. <br />Please review Exhibits M, N and 0, the camp proposes tne typical <br />floor plan rather than the alternate floor plan def,ignating <br />kitchen and bath areas. Agents of the camp decided .:o go that <br />route as the City would have required a separate drainfield to <br />serve the 5 cabins. At some future date, the agents of the camp <br />advised all cabins will be rerrodeled meeting handicapped <br />accessible standards and the required drainfield installed. For <br />this season we are asked to approve 5 sleeping cabins as part of <br />an expansion of the original overnight camping conditional use <br />permit. All appropriate stan(lar.ds in Section I.C.31, Subdivision <br />11 will be required for each of the 5 cabins. <br />Please refer to Exhibit N, each cabin is equipped with a <br />refrigerator and standard cabinet features, designed to accept a <br />future range, sink, etc. Staff would ask Planning Commission to <br />make a recommendation regarding a stove use for the limited use <br />structures. Staff seeks direction regarding the need to <br />discourage campers from bringing camping stoves into structure. <br />Cabins may be limited to an electric rangetop to facilitate <br />cooking. What are Planning Commission Members' thoughts on this <br />Issue? <br />The only variance required in the design of the new cabins <br />would he proposed foundation design implemeting pier footings. <br />This is consistent with the major repairs done to the existing <br />cabins in 1987-88 season. The building staff finds this form of <br />foundation most acceptable for seasonal cabins on an island land <br />base. <br />Staff would ask the Planning Commission to make a <br />recomâ–ºuendat ion regarding setbacks for the abins. Section 1.0.31, <br />Subdivision 8 notes only a separation r all structure on a <br />given lot of 10'. Applicant proposes a 40' separation and a few <br />at 501. Is this adequate in the campground setting? Seasonal <br />cat,'is will be constructed per applicable standards set forth in <br />Section 10.31, Subdivisions 11 a -.I 12. Staff plans a mid -season <br />inspection to confirm all septic systems are operating in <br />satisfactory condition. <br />
