<br />Lois
<br />1. Residential Tuts, as to size
<br />and area, shall be governed by
<br />and subject to the policy of the
<br />Village Council which is hereby
<br />declared to be that all lots cun-
<br />form in area to the existing lots
<br />in the general urea of the pro-
<br />posed subdo ision and in no
<br />event shall be less than fifteen
<br />thousand (15,000) square feet in
<br />area, and rninimum width of one
<br />hundred (100, feet at the build-
<br />ing line, exclusive of any ease-
<br />ment ter driveway purpo:;- (util-
<br />ities easement excepter!).
<br />2. Depth and width of proper-
<br />ties reserved or laid out for com-
<br />mercial and industrial purposes
<br />shall be adequate to provide for
<br />the off-street service arid parking
<br />facilities required by the type of
<br />use and development contemplat-
<br />ed.

<br />Planting on Pubic Property
<br />The planting of trees, type,
<br />spac•:ng, etc., on public property
<br />r.h�. l he subject to the regulation3
<br />of the Village Council. No plant-
<br />ing, gateways, entrances and sim-
<br />ilar improvements shall tie made
<br />on public property except with
<br />l,ormi-mon and approval of the
<br />Vii!age Council.
<br />Public Open Spaces
<br />It is the declared genei..1 policy
<br />of the Village Council that in ail
<br />new subdivisions not less than
<br />free per cent of the gross area of
<br />all property subdivided shall be
<br />dedicated Lir public use, each
<br />five per cent being in additiun to
<br />the property dedicated fur streets,
<br />alleys or other public ways. The
<br />Village Council may waive this
<br />requirement it it feels that public
<br />property, other than roads, is not
<br />nec•es.,ary in cowiection with this
<br />subdivision,
<br />The area thus dedicated should
<br />he either usable area or area
<br />which can ue put into usable
<br />shale by the subdivider. The
<br />subdivider shall leave land to
<br />dedicated in a condition satisfac-
<br />tory to the Village Council.
<br />The varying size of lots, the
<br />size of the subdivision. etc, will
<br />have a direct bearing on the de-
<br />sirability of and the necessity for
<br />such dedication as veil as the
<br />size of the piece to be dedicated
<br />It will be within the discretion
<br />ct the Planning Commission to
<br />interpret these regulations in the
<br />light of the overall plan r nd pat-
<br />tern of park devviopt* rit.
<br />In the ►r.,.erests •ie Village
<br />as a whole, and, therefore, of
<br />benefit to the subdivision, the
<br />Village Council of Orono is de-
<br />sirous of conserving certain areas
<br />of natural beauty and estsbirih-
<br />mit in various areas the logical
<br />distribution of the to!lawing types
<br />of facllities:
<br />1 Play lots, for preschool chil-
<br />dren,
<br />2 Children's playgrounds, f or
<br />children from five to fifteen
<br />years of age to use for active
<br />play.
<br />3. A•hletic Avid, ss a specialized
<br />center fur organized games
<br />and sports •
<br />t Park-h, large and small. Mr

<br />tion and as a long range pro.

<br />A ccioperative interest in this
<br />larger program is sought by the
<br />Village Council and it is expected
<br />the subdivider will aid in assist-
<br />ing to make this achievement
<br />possible.
<br />Platting Procedure
<br />The Council of the Village of
<br />Orono requires that all proposed
<br />subdivisions shall have the prior
<br />approval of the Planning Com-
<br />mission before receiving final ap-
<br />proval by the Council. It is,
<br />therefor-, riecessary that certain
<br />steps be taken am" data assem-
<br />bled that will enable the Plan-
<br />ning Commission to study the
<br />1roposed subdivision in the light
<br />of its relation to the Village plan
<br />for growth arid development, and
<br />in the light of the general topog-
<br />raphv and the character of the
<br />development.
<br />To accornpliich this purpose, the
<br />Planning Commission will wish
<br />to submit the preliminary plat to
<br />their Village Engineer and to
<br />their Cunsultant for their study
<br />in field and office and for their
<br />recommendations This prelim-
<br />inary plat for the consideration
<br />of the Planning Commission shall
<br />tie filed with the Village Engineer
<br />or Planning Commission not less
<br />than Ave days In advance of a
<br />regular meeting of the Planning
<br />Commission to allow sufficient
<br />time for review, study and a
<br />recommendation pertaining to
<br />this plat, at the next regular
<br />meeting.
<br />Whenever possible, it is desir-
<br />able thrt the pre' munary plat be
<br />accompanied by a written state-
<br />r;ient specifying the intentions of
<br />the owner respecting the pro-
<br />posed character of the develop-
<br />ment, deed restrictions, drainage,
<br />parks and playgrounds and the
<br />intended date of beginning devel-
<br />opment, lie should express has
<br />willingness to proceed to file a
<br />plat of record of his subdivision
<br />or such part thereof as he may
<br />wash to put upon the market and
<br />to install all mono mints shown
<br />on the plat.
