G - Planning Commission Minutes 2/18/86 <br />Exhibit H - Notice to Applicant 2/19/86 <br />The applicants recently purchased the home at 1710 Shadywood and propose to <br />construct some additional rooms and an attached garage, both requiring <br />hardcover variances. Henry Lindner, Builder, is acting as agent for the <br />Palms. The original request before the Planning Commission was somewhat <br />open to suggestion, as the applicants realized that in adding hardcover <br />they would be asked to remove specific items. In reviewing the site plan, <br />Planning Commission felt comfortable in granting the 10' addition to the <br />north side of the house (see Exhibit E) in exchange for removal of existing <br />hardcover in the 0-75' zone at 3 specific doorway locations, resulting in a <br />0-75' increase from 11.50 s.f. to 1200 s.f. (or from 17.5% to 18.2%). <br />Planning Commission also looked favorablv on removal of the existing <br />detached garage and slab, which extends over into the Rhode lot, and <br />construction o1 an attached garage and driveway, with total 75-250, <br />hardcover not to exceed 30% where 27.3% exists now, with the final proposed <br />layout to be submitted before taking the application to Cour7il. <br />The applicant actually has submitted a proposal which decreases the 75-1-50' <br />hardcover to 26.8%, which in effect means there is virtually no increase or <br />decrease from the pre-existing ova hardcover on the lot. Staff would <br />question the fact that no backup apron is proposed, and recommends that a <br />backup apron be provided for safety purpose.-, and would add about 225 s.f. <br />if dimensioned ]5'x15', adding 2.2%, yielding 29% in the 75-250' zGr.(-. <br />
