Dunn <br />Our File 7461-1 <br />Gentlemen: <br />1612 I 475.2401 <br />Based upon the discussion that occurred in front of the Planning Commission on <br />January 17, 1983, I would like to make the following observation. My client has <br />two major concerns: <br />1. That the size of their lot Is sufficient in area to allow them the <br />opportunity of expanding the existing residence and/or rebuilding the existing <br />residence in case it becomes ntcessarv. <br />2. That the location of additional residential units are such that there <br />is sufficient room on the property to provide for the necessary on -site treatment <br />of subject waste. <br />To accomplish these goals. my client Is willing to purchase a sufficient amount of <br />property from Primus to Increase the size of his lot to two acres whidtcorresponds <br />to the zoning across Bayside Road. <br />Since there is approximately twenty acres in the total tract, including the two <br />previously deeded exceptions, bringing the two existing lots up to the two acre <br />standard by purchase or establishing outlots to the rear of the existing lots, would <br />not result in anv reduction of density on the balance of the propert%. since five <br />acres into fifteen acres or Into seventeen acres would only allow three additional <br />building units. <br />If my client is unable to purchase the necessary property from the Primuses to <br />create a two acre parcel. I would suggest that the council as a condition for grant- <br />ing the variances that are required, obtain a set aside of a sufficient amount of <br />property immediately to the North side of the subject properties to create a parcel <br />
