I. <br />EXHIBIT ___ �--- <br />TO: Jeanne A. Mabusth, Zoning Administrator <br />FROM: Michael P. Gaffron, Septic System Inspector <br />DATE: January 17, 1983 <br />SUBJECT: #722, 4740 Bayside Road, Brent Primus, Site Evaluation <br />for Septic Systems <br />This is an existing 1+ Acre Lot with existing house and septic system <br />which was repaired in 1980. Testing was done to show that the lot is <br />large enough to support all future septic system needs. Testing was <br />done at a site with 10-15% slopes. Perc Rates averaged 27MPI. No <br />indication of the presence or absence of mottling was given, as is <br />required in the Orono Design Manual. The boring log does indicate <br />"multi -colored clay" at shal.lnw depth, which may or may not be mott- <br />ling. I was not able to obtain samples to prruse since the holes had <br />been filled in. However, should a perched seasonal water table actually <br />exist on the site at some time, the tested site would not be suitable for <br />a mound due to the slope. In my opinion, flat land north of the property <br />line should be added to the lot in an amount of at least 1/4 acre±. The <br />strip 218' wide by 49' deep, continueing the rear lot line of parcel <br />2410 (see sketch) would be suitable. Adding land west of the existing <br />parcel would be of little value for septic system due to slopes. <br />I would further recommend that the lot be brought up to a 2.0 .icre minimum <br />size if possible, which is the standard for unsewered lots in Orono. <br />Please note that according to the legal description on Dunn's deed, their <br />north boundary is 226 feet from the center of the road subject to a 33' <br />road easement, hence the ictual existing lot dimensions for zoning purposes <br />are (226-33) = 193' X 2181(or 2321dependinq on what is taken as the actual <br />width of the west 112 of the SW1/4 of the SW1/4) which is about .97 acre. <br />Also, the legal description in the tax records for parcel 2440 goes 253' <br />north from the center of the road, so a (253'-226') = 27' discrepancy <br />exists between parcels 2430 and 2440, as shown on sketch "A" attached. <br />Assuming Dunn's deed description is correct, the existing port., line is <br />about 46' north of the barn, and I suspect that the existing system is <br />within existing lot lines, but may not meet a 10' setback. <br />
